• Advertising and generally marketing the Property our websites along with Social media sites.

• Interviewing prospective tenants, taking up full credit check, Present/Previous Landlord checks along with character references. When necessary additional checks would be requested by means of a guarantor whom would also be credit and reference checked. These checks are for the landlord to decide, should the landlord request this then a cost of £100 is payable. Should the landlord not require these checks to be conducted then the Landlord will accept the tenant at their own risk and at no fault to the Agency.

• Accompanied Viewings

• Arrangement of all Safety Certificates to include the Gas, EPC, and Electrical checks if requested to do so on behalf of the landlord.

• Complete the Mandatory Landlord requirement for letting of the property in relation to the Right to Rent checks.

• Take a deposit from the tenant, to place the deposit under the requirement of Deposit Protection Scheme until the end of the tenancy. Once the property has been inspected for any damage (except for fair wear and tear) with the tenant then Eden Property Lettings will notifiy the DPS to return deposit minus any agreed monies for damage upon the landlords instruction 

• Preparation of Assured Shorthold Tenancy agreement.

• Collection of rental income pcm and paying over to the Landlord (within 7 working days) less any fees or expenses due or incurred for the period. Payments will be made by Direct Bank Transfer and provide a monthly statement which will be forwarded to the Landlord,

• Take gas and electricity meter readings to enable landlords to close their accounts down upon move in of the new tenant. We will advise the local council of the transfer of occupancy from the tenant to the landlord at the beginning and end of each tenancy.

• Carry out 12 weekly inspections to include a full report to Landlord to include up to date photos if permitted by the tenant or required for the purpose to show damage or fault. Should the landlords require a different time scale for inspections then the landlord must inform the agency in writing.

• Conduct Move out inspection/inventory in preparation for new tenant to include up to date photos and data to identify the condition of the property to be let.

• Should the landlord not be re letting the property following a vacating tenant due to selling the property or moving to another agent, then the contract to manage will cease immediately after providing the landlord with the move out inspection report. Eden Property Lettings & Management Ltd will not be responsible for the removal of any items left within the property or the property boundaries, nor will we be responsible for engaging any 3rd party services for repair or redecoration.

• Eden Property Lettings & Management will return all keys held to the owner along with the Gas Certificate and Electrical Certificate along with all relevant documents we may hold.
